Fate is one of the newest towns on the Interstate 30 corridor east of Dallas, and almost everything in it has been built since the mid-2000s. Woodcreek is the largest of the master-planned communities, with Williamsburg, Monterra and Edgewater filling in around it — amenity centres, trail loops and street after street of two-storey homes on compact lots. Construction has not finished: in several parts of town occupied streets still back onto active build-out.

New construction produces a specific kind of dirt. Fine gypsum and concrete dust from nearby lots drifts in through windows and on shoes, settles on high surfaces and inside cabinet runs, and keeps coming back until the work next door stops — so recurring visits here spend more time on ledges, blinds, vents and baseboards than an older neighbourhood would need. The other steady stream is the first clean after closing, when a builder's own hand-off leaves the drywall dust that only a proper post-construction clean removes.

Fate's households are largely first-time and second-time buyers who moved out from Dallas or Garland for the space, and the homes reflect it: four bedrooms, an upstairs game room and two-and-a-half bathrooms is close to the standard plan. That layout puts most of the wear upstairs, where the children's rooms and the shared bathroom are, so a recurring visit that treats both floors identically misses where the work actually is.
